How do I report a repair ?

How do I set up my utility bills ?
It is important that all bills are set up the day that you take the keys for the property.
• Council tax – please call Hull City Council on 01482 300300 quoting the property address and post code.
• Electricity –please go to the following website Home Page | Northern Powergrid, complete the online form and they will email you who supplies the electric to the property. Please contact the electric provider, many companies have online facilities to contact them, saving you the need to call them. Give them your details, ensuring that you give them a correct meter reading from the day you received your keys.
• Gas – please go on to the following website Find My Supplier, complete the online form and they will email you who supplies the gas to the property. Please contact the gas provider, many companies have online facilities to contact them, saving you the need to call them. Give them your details, ensuring that you give them a correct meter reading from the day you received your keys.
• Water – please call Yorkshire Water on 0845 24 24 24 or alternatively visit there website and complete the online form Yorkshire Water – Moving, quoting the property address and postcode, some properties have a water meter so you may need to give Yorkshire Water the meter reading from the day you took the keys. Some properties don’t have a water meter and you may just have to pay the monthly rates that Yorkshire Water set out.
What happens if I can’t pay the rent on time ?
If you can’t pay your rent on time, please contact Terry on 01482 467597 to discuss your options. The payment will be requested from your guarantor and if you continue to fail to pay your rent you will be asked to vacate the property as you will be in breach of the tenancy agreement.
How do I pay my rent ?
Rent is payable monthly on the first of every month. Before you sign your tenancy, you will be given bank details so that you can arrange transfer of the first month rent when signing for the property. These details can then be used to set up your monthly standing order.
Is smoking allowed within the properties ?
No, smoking within the property is strictly prohibited. If at the end of the tenancy, there has been damage caused due to smoking then you would face any costs associated with making good any damage to décor etc.
What happens if I don’t have a homeowner guarantor ?
If you don’t have a homeowner guarantor, we may still be able to help you. Please call the office to discuss possible options. We may ask for a working guarantor and or a deposit equal to no more than 5 weeks rent.
What is a homeowner guarantor ?
A homeowner guarantor is a friend or family member that either owns their own home or pays a mortgage on their home. That person signs with you to guarantee your tenancy.
Is there a deposit to pay ?
We don’t charge a deposit to all our tenants; however, we do ask that you pay your first month’s rent in advance.
What is included in the rent ?
Nothing is included in the rent you will have to arrange to pay all utilities and council tax. However, we have no hidden charges such as ground rent or service charges.
Are pets allowed within all the properties ?
Each property is different some can accommodate pets and some can’t please contact the office to discuss our pet policy. If we grant you a pet within the property we will ask you to sign a pet policy form which you will have to adhere to certain requirements
What happens at the end of the tenancy ?
If you wish to stay in the property you don’t need to do anything the tenancy will be automatically transferred on to a periodic tenancy set under the same terms and conditions of the tenancy agreement. If you wish to vacate the property we ask that you and all named persons on the tenancy send a written notice letter to our office. The notice period is two months from the date that we receive your notice.
How long is the tenancy ?
We offer a 12 month tenancy however if you require a shorter period please ask a member of our staff we may be able to help.
